Energy Performance Certificates
Under recent Government Regulations there is a statutory requirement that all properties rented out where the tenancy starts after 1st October 2008 must have an Energy Performance Certificate.
The EPC must be available to show to a prospective tenant at the ‘earliest possible opportunity’ – this is taken to mean during a viewing.
Preparation of an EPC will require an inspection of the property by a suitably accredited person and the inspection will include:
- Measurement of all walls and details of their construction, inc windows
- Measurement of room heights
- Inspection of loft spaces and measurement of loft insulation
- Taking details of heating systems inc make and model of boiler and other information about radiators, controls and storage tanks
- Detailed info about other matters inc utility services, low energy light bulbs.
This information will then be used electronically on line to prepare the EPC.
The EPC then has to be registered online and is a one-off document which lasts for 10 years.

4+ bed houses (up to 2500 sq feet) £69.00 (£60 + VAT)
Any property over 2500 sq feet by arrangement
Tenant Finding Service
Studios, 1, 2 and 3 bed properties £69.00 (£60 + VAT)
4+ bed houses (up to 2500 sq feet) £80.50 (£70 + VAT)
Any property over 2500 sq feet by arrangement
Discounts are available for portfolios of 5 or more properties carried out in the same area at the same time
