Not all management companies or landlords want to be answerable to a professional regulatory body and there is no mandatory body overlooking the lettings industry.
At Tyrrell Residential Lettings we believe that by being members of regulatory schemes it shows our commitment to a high service level and we are pleased to be members of or regulated by the following:
Information Commissioner – ensuring compliance with the Data Protection Act.
SOS – Surveyors Ombudsman Service offering an Independent Complaints procedure.
ARLA – Association of Residential Letting Agents.
TDS – The Dispute Service regulating the Tenants Deposit Scheme.
The benefits to tenants of our membership of and regulation by these bodies is that all rent and deposit monies are protected and there are formal, and independent, procedures in place covering complaints and deposit arbitration.
Quality service level
- TRL understands that many tenants are renting for the first time and could find the process confusing. We are committed to keeping things simple on a step by step basis from start to finish of the application procedure.
No multi offering
- Unlike some Agents we do not multi offer on our properties. You can be confident that once you have returned the application forms and fee to us we will not issue them to anyone else and provided you pass the reference check no-one else will be offered you chosen property.
Understanding
- All documents are written in plain language and in a straightforward manner with such legal terms that are necessary being kept to a minimum.
Local knowledge
- All staff at TRL have lived in the area for a number of years and most local facilities are known to us - but if not we usually know a man who does!
Experience
- Each of our staff have several years experience in lettings and will be able to help you through the letting process with knowledge and enthusiasm.
Competitive Fees and Realistic deposits
- Our application fees are competitive and will be refunded if for any reason the landlord instructs us withdraw the offer of a tenancy. Likewise the security deposit we ask you to pay is realistic.
Handover at the property
- Our normal handover procedure is to meet you at the property at an agreed time to go through the inventory, read the meters and hand you the keys. Occasionally the handover may have to take place in the office
Mortgage Service
- You may be renting with a view to subsequently buying a property and if you wish we can put you in touch with an Independent Financial Advisor who can help you arrange a mortgage on your purchase.
Confidentiality
- All of the personal information you pass to us is treated with the utmost confidentiality. We are registered under the Data Protection Act and will not pass any of your information on to third parties.
